My husband and I were looking to buy our first home in the Bay Area and connected with Shilpa through an online search. We could not have found a better realtor to help us through this very complicated and stressful process! We were first time home buyers and had a very large search radius. Naoko helped us view over 20 houses all over the bay area and she accompanied us to all locations that we were interested in, some of which required more than an hour of driving each way. As a buyer's representative, they were knowledgeable and fair. Eric's local knowledge was very helpful during our house search and Janelle was very fair in our dealings with the seller. Also, due to the recent market conditions, Janelle advised us to work with her loan specialist in addition to my own. This was good advice because we had difficulty closing the loan with our initial loan agent, especially after the appraisal came in well below the purchase price.

As a seller's representative, they really helped us stage the condo in the best light possible and get the best price. By the time we listed our condo, two other condos with the same floor plan had come on the market. Both of them sold quickly and one of them even had a better location and even better kitchen re-model than ours. Janelle gave us a lot of good advice on removing clutter, re-arranging the furniture, and even timing the open house to avoid any competition. When Janelle and Eric said we may get the highest price in the neighborhood, we didn't believe them. But the final sales price came in at exactly what they had predicted, actually even a few thousand higher.

1. We found a house that needed some work to be done. She arranged for a free estimate from two contractors (yes, not one but two for comparisons).
2. On another house we pushed her for multiple private tours but decided to cancel on making the offer at the last minute.. this agent was not even slightly affected. She understood our reasons and promptly came back with other properties the very next day.
3. On another house we made a pre-emptive offer (ultimately we were outbid) - and Trupti was super fast with making counter offers. But most importantly she never pressured us to increase our bid or anything.

The Bay Area might just win the award for the world's craziest home market. Everyone we know got their home in two years after a gruelling search. It started with our uncertainties in selecting a location where we would like to settle to the number of bedrooms and such, but Zack put up with us. At the end of each home viewing, we would discuss a pro/con list about the place, Zack’s idea. This helped Zack understand us as buyers as well as what we were looking for that would refine his suggestions for next time. He worked very well with our schedule too. I found Keith by accident through Zillow, and he turned out to be an amazing agent. The past 2 houses I bought were direct to owner, since I had heard many agents don't do that much for you, but I decided to give it a try getting help through the process. We met Keith while inquiring about a house. After experiencing home purchasing twice before, we were not looking forward to the stress and challenges involved in house hunting. Keith changed this for us. He was accessible, responsive and always on the ball. He provided us guidance, knowledge and was meticulous about researching codes and regulations related to the property. He would find all he could about the history of the house and property before we would go and look at it. I owned a duplex in San Jose, but I live out of state. I contacted Boyenga Team and arranged to have Paula Wells assist and represent me in the sale of the property. The front/main unit of the property was very ‘worn out’ since the same tenants had been there 35 years. Paula recommended that I have it remodeled before putting the listing up. We discussed what return on that investment I could expect and she advised it would return substantially more than the money invested. She was absolutely right.
Paula agreed to find contractors she knew and had worked with before, get bids, and then supervise the project. She had her interior designer make recommendations about what work should be done (basically a full remodel of the whole unit.) I was nervous about undertaking such a big project from out of state, but Paula more than exceeded my expectations. She located two contractors to bid the job, helped me negotiate a good price, closely supervised the construction, interfaced with the contactor, and in general took care of every aspect of the remodel. The remodel turned out great, and thanks to Paula’s help finished under what I though was a very reasonable bid price. With the remodel done the property was much, much more saleable. Paula had it professionally staged and it looked great! Paula told me there would be no additional charges for her project management, design, staging and marketing services, and there were none.
Paula recommended how I should price the listing. It seemed a little low, but by then I had complete faith in her judgment. We followed the marketing strategy Paula recommended and as she predicted, when the listing went on the market we had multiple (11!) offers in the first few days, most of them overbids. Paula vetted all the offers, and spoke with all the offering agents to make sure we had their highest and best offers, and then gave us a spreadsheet analyzing the critical parts of each offer, making it very easy to objectively compare all the offers. We received substantially more than the list price and more than we anticipated for the property. Our escrow went so smoothly it closed early. The return on the remodel investment was even more than Paula predicted.
Throughout this process Paula was a great communicator – she updated me on the progress virtually every day. There was never a time when I could not reach her when I called.

We had a difficult situation, with seller who was inconsistent, flakey and complex and continuously changing the equation throughout the escrow period. Darcy sold my house in Sunnyvale this summer in September just as the market was starting to soften. I had interviewed The Boyenga Team several years ago when I was considering selling then, but changed my mind when I looked at some issues if I sold then - like capital gains tax. What I liked about their company when I interviewed them was their responsiveness even though I was unsure if I would even sell my Sunnyvale house. Darcy & Eric took time to visit my mother's house that I inherited to help decide whether to sell her house or mine.

When I re-evaluated my circumstances this summer, I didn't bother to interview anyone else since Darcy, Janelle, and the Boyenga Team had been much better than the other agents previously interviewed. Their knowledge of Sunnyvale market, their flexibility, their understanding of what technology is useful to market and determine prices were all superior to the other agents.

I also liked that both Darcy and Janelle were flexible and worked with me without dictating orders on what needed to be done. My house had a very upscale remodel 10 years ago, so I needed only to do cosmetic updates to it. Also, I had lived in it for almost 40 years, and I had put so much care into all the upgrades that it was hard to let go. Darcy was very empathetic to my situation reasoning with me when I needed it, but not forcing me into anything I didn't want to do. I disagreed with some of Janelle's suggestions, but none of Darcy's.

Janelle suggested painting all the woodwork white, but to me, the cost was prohibitive versus what I thought it would bring to the sale of the house. However, I chose to do much more landscaping than what Janelle recommended. I felt because there were 4 new upscale homes listed on my block that I was in competition with, mine had to look as manicured as theirs. I don't know if I got my money back on the cost, but it made me happy that I was passing my home of many years to the new owners in pristine condition.

Overall I wouldn't hesitate to recommend Darcy or to hire her again.

When my wife and I decided to buy a home in one of the most aggressive and expensive markets in all of California, and the US as a whole, Darcy was a godsend.

Darcy was on the spot with her assessments of pricing. Even when we bid on homes and didn't win, Darcy's estimates of where the price would end were spot on. She didn't hold punches in telling us what our real chances were of getting a bid accepted.

In other cases, she was very aggressive about making sure that we understood that certain markets were not good investments for our long-term plans for a home and the potential growth of certain neighborhoods. She had no qualms about telling us that we shouldn't even bother looking at homes that were great on paper, but not so good in reality.

We looked for a home to buy on our own, checking listings and locations from the MLS daily comparing the homes to what we needed. Once we finally found some places we might actually want, we'd call April and usually get to see them the same day or nearly. she was massively helpful every time when we saw her for a period of 6 months to looking for house. Once we found the right place, she was on top, and ahead negotiations with the bank. Her extensive knowledge and good will between local agents, banks, inspector companies, and repair people meant we got things done without unnecessary delay. She called us every time something changed and helped us get the paperwork done in the ridiculously short period of time the bank desired.

Great experience! We needed to sell quickly due to a job relocation and we couldn't be more pleased with how everything worked out.
